In a large bowl, whisk together flour, brown sugar, baking powder, baking soda, salt, cinnamon, and nutmeg.
In a separate bowl, whisk buttermilk, apple butter, egg, melted butter, oil, and vanilla until smooth.
Pour wet ingredients into dry ingredients and gently mix until just combined. Do not overmix. Batter should be thick but slowly pourable.
Let the batter rest for 8–10 minutes.
Heat a nonstick skillet over medium-low heat. Lightly grease with oil and wipe away excess.
Scoop ¼ cup batter per pancake onto the skillet.
Cook for 2–3 minutes until bubbles form and edges look set.
Flip and cook another 1–2 minutes until golden and cooked through.
Serve warm with desired toppings.
